An old brick structure used for the fabrication of leather pockets transforms into a community of new work/live spaces in one of Oakland’s most vibrant mixed-use neighborhoods.


Strengthening the original high ceiling wood floors with a concrete topping and retaining the graffiti covered brick party wall at the property line this adaptive re-use project makes the most of a modest yet noble work building constructed in 1916. Rearranged into a composition of discrete volumes, a new 2-1/2’ deep wall at the street slants back to reveal a metal box of additional floor space cantilevered across a structural steel support beam. Daylight and natural ventilation from custom mahogany windows set into double-height spaces characterize the simple white wall lofts, passively heated and cooled, perfect for creative working and living.
