Start-up company offices 22,000 sf, former factory renovation Hollis St. near Powell, Emeryville
New headquarters for an internet start-up seeking a structured yet open workspace for 150.
This large industrial property presented three advantages: inexpensive rent, broad open space on a single level, and natural light from sawtooth clerestories. With structural upgrading and a top to bottom renovation we completed a resource conserving adaptive re-use in record time. Applying our “transparency policy” we integrated centrally placed glass offices within surrounding field work stations to give division managers both acoustic privacy and line of sight contact with their teams. This space planning strategy combined the collaborative accessibility of an open workplace with the productive focus of private offices. Multiple loop circulations integrated into the outdoor break areas set up “social circuits” that improved communication and efficiency. Meanwhile the sawtooth skylights significantly reduced electrical lighting demand by washing the space with an even north light. |
